Mission Statement
The simply stated mission of Madison Development Group (“MDG”) is to provide QUALITY HOUSING at REASONABLE PRICES in PRIME LOCATIONS in OUTSTANDING CITIES across the country that are known for providing an excellent quality of life. Although many real estate companies may make similar statements about their missions, MDG utilizes a very professional approach to condominium conversion, gained through the approximately 75 years of real estate experience of its three principals, to accomplish its stated mission.
There are numerous factors that make a successful condominium conversion, and the management members of MDG understand that each of these factors are important. It is not only the goal of MDG to acquire projects that will sell quickly, but also to provide the owners of the condominiums with a community that will continue to operate smoothly and be a home of which they can be proud. Keeping these goals in mind, MDG concentrates on (a) acquiring projects in prime locations, (b) providing solid financial underwriting of each project, (c) completing all necessary renovations of a project, not just the cosmetics, (d) providing improvements that transform the project into a place that the management of MDG would be happy to call home, and (e) providing complete and informative legal documentation that make for well-informed buyers and provide a road map for continued homeowner association operations.
MDG provides task-specific training for its staff in each discipline of a successful conversion, including marketing, sales, construction supervision, closing procedures, mortgage administration and property management. This training allows every purchaser of a MDG condominium home to have a pleasant and informed buying experience.
One of the most important aspects of condominium conversion is the manner in which a company treats the existing residents of a property and the manner in which the company approaches those residents. MDG feels that the existing residents are critical in the conversion process and that the residents should have the first opportunity to purchase the unit in which they are living. Consequently, MDG makes a significant effort over several visits to each resident to convey all the information needed to allow each resident to make an informed decision as to whether they are able to purchase their unit. MDG’s approach to its business is to take the long view.
